That’s usually when the conversation starts: “Maybe we should just move.”

And look, I get it. It feels like the obvious next step. You start poking around on the property listings, driving past a few open homes on the weekend just to see what’s out there.

Totally understandable.

But before you go too far down that path, can I ask you something? “Do you actually want to leave the area, or do you just need more room?”

Because those are two very different problems.

Moving is one of the biggest financial and lifestyle decisions your family will ever make. But very few families stop to calculate the true cost of moving house before they commit. And what I’ve noticed over the years is that most people start heading down that path before they’ve had a proper chance to look at the full picture. We’re talking the price of the next home, what moving actually costs, the lifestyle changes… and the value that’s already sitting right where you are.

Just take a moment to think through those things first, because when you do, it makes the decision so much clearer.

 

What You’d Be Leaving Behind

 

The first thing families usually tell me when we start talking is how much they love the area they’re already in.

And honestly? That makes complete sense. After a few years somewhere, life just starts to feel comfortable in a way that’s hard to put your finger on. You know:

  • The streets, the shortcuts, the places your family gravitates toward
  • Which park the kids will ask for by name
  • Where to grab a decent coffee on a Saturday morning
  • The neighbours you’d trust with a spare key
  • And the small routines that make everyday life just work

That stuff adds up to a lot more than people realise… until it’s gone.

So how long did it take to build all of that? And how long would it take to build it again somewhere new?

 

The Real Cost of Moving House (The Full Picture)

 

Most people start with the price of the next house. That’s fair; that’s the big number.

But here’s what a lot of people don’t see coming when they look at the cost of moving house: Once you’re actually selling one place and buying another, a whole stack of other costs start showing up. Usually, that includes:

  • Real estate agent fees
  • Stamp duty on the new property
  • Legal and conveyancing costs
  • And actually moving all your stuff.

On a higher-value home, those costs can hit $150,000.00 to $200,000.00 before a single thing about your daily life has actually changed.

So here’s the question I always ask at that point, “What if that money went into the home you already have?”

Sometimes the answer is more space, or a better layout, or a living area that works for the way your family lives now.

 

The Work You’ve Already Put In

 

Here’s something else that doesn’t get talked about enough.

Most families gradually shape their homes around their life, usually one project at a time. Maybe you’ve:

  • Renovated the kitchen
  • Built a deck or outdoor entertaining area
  • Sorted out the backyard
  • Improved storage here and there.

Over time, all of that becomes part of how your home works for you.

When you move, all of that stays behind. The new place has its own potential, sure… but does it already have the spaces your family has spent years creating? Probably not.

But here’s what I’ve seen again and again… people settle in, and within a year they’re already spotting things they’d change. A layout tweak. Something that would just make daily life a bit smoother.

When families take the time to look at all of this together, the conversation often shifts.

They realise how much they value where they already live. The street feels like home, the kids are settled, and daily routines just work.

 

Space is the problem, not the location.

 

And space can sometimes be created right where you already are.

A second storey is one option worth exploring. When the structure and the block allow for it, building up can give you:

  • Extra bedrooms
  • Additional living areas
  • A parents’ retreat or home office.

You get to stay on the same street, in the same school, and keep having Saturday morning coffee at your favourite spot.
