First time buyer / builder
Building your first home can feel like a pretty daunting experience to approach. Here are a few things to consider to help keep you heading in the right direction.
Do your research… Make sure you have a clear idea of what you ae looking to achieve. A great way to do this is by starting a Pinterest board. This helps collate all your ideas in one place and give you a visual inspiration.
Know what matters… Decide now what the key features are that you would like incorporated in your new home.
Talk to the right people… All builders offer a slightly different service. For example Edwards Family Homes offers a full design and construct package. This means we are able to design new or modify a floor plan, organise the approval through your local council and construct your Home. The benefit of this is that our staff are familiar with your requirements and have a greater understanding of what you are looking to create. We have been there with you throughout the process as your vision has grown and developed.
Where are you building… It pays to know who your neighbours are. Do some research on the areas you are looking at building in in and around suburb reports can be found with a quick google search. It’s also a good idea to take a drive and see what there is to do on the weekends, find the local shops and rec facilities.
Choosing the right site for you… make sure the land you are looking to purchase suites your requirements.
Things to consider:
- Is there any infrastructure or any easements in place currently or will there be in future? This is a very important thing to take note of and make sure if any easements or infrastructure are in place ensure you understand the conditions in place for this and how it will affect both the design and cost of your new home. Ensure your builder is upfront and clear on the costs associated.
- Is this a steep or narrow site? Steep and Narrow sites are not an issue for us as builders it does however affect the design of your new home so this is something to keep in mind.
- Will the style of home you have envisioned work on this site? Make sure you really look at the site you’re thinking of purchasing will it fit the new home your thinking? Will it that entertaining area? That new big shed?
Just remember that you can take your time in making all of these decisions. There is never a valid reason for you to move ahead to the next stage until you feel comfortable.
