To help you out, we’ve come up with a checklist of the most important things you need to think about when deciding on your house plans.

The Intention

The first step requires the most imagination, because it asks you to think about what is most important for you and your family to have you in your new dream home. Do you want space to entertain? Do you want more indoor or outdoor areas? Do you want everyone to be close together or is privacy and having one’s own space more important?

Every family is unique, and so the design solutions will be different for every family. What’s important is that you spend some time thinking about what it is that’s going to make your new home your home.

Maybe organise a family dinner and get everyone involved in a brainstorm.This stage is an exciting time full of possibility!

The Size

Depending on what your intention is, the size of your new home will differ. Some questions to consider might be:

Are you planning on having children?

What happens when they grow from tiny babies into full grown adolescents?

Do you like to have guests over?

Do you need a workspace at home?

How much storage do you need?

You can probably come up with your own as well, but these should get the mind stimulated. The point is to write down all your requirements in order of their importance to you. From here you can constantly refer back to this list as the nitty gritty decisions later down the track become harder and harder.

The Location

Whether you decide to build your home in Sydney, the Central Coast or Newcastle is going to impact the design of your home. If you’re in the hustle and bustle, close to shops and entertainment, perhaps you won’t need to spend as much time in your home as if you were out on a big lot of land, for example.

It’s really as simple as recognising that your location will impact your lifestyle, and your lifestyle is going to impact your house design. 

The Budget

If budgeting isn’t your strong point (and let’s admit it, this is a strength of very few people) then it’s probably worth getting another to help you with this stage – whether it’s a spouse, a financial advisor you trust, or one of our budgeting gurus here at Edward’s Family Homes.

Having a realistic idea of what you can actually spend is not necessarily a negative; it can actually be a great way to make difficult decisions. Sure, you want that extra deck with the imported Swiss spa, but when you look at the numbers, it might help you realise that actually a good oven and some extra bench space in the kitchen is a much wiser decision.

The Block Size

Certain designs will work better with certain blocks of land. Your dream home on the wrong shaped block of land will pretty quickly become anything but your dream home.

The Future
